Netherworld Homes
Overview
Everyone in Netherworld has somewhere to live. The ordinary folk live in tenement blocks on the East Wing. The crafters have their own small cottages behind their craft workshops, the NSA has a barracks block, while Esmeralda has a small farm. Lilliane has a caster's tower, as does Nishka (although hers is much larger), the Librarian has quarters somewhere in the library and the Keeper, has whatever he wants. And our greatest heroes, the adventurers and defenders of Netherworld, can choose to have a room at the Inn, or build homes, be it a country cottage or a fully developed military stronghold - in Heroes Field, or Heroes Wood.
Housing in The Netherworld is ‘built’ differently. Rather than importing materials and hiring labour, The Keeper constructs the building one night as he sleeps. While the materials are always magically constructed, external walls are red brick, with minor decoration in yellow and blue bricks, roofs are made of glazed tile while internal walls are of a lighter construction, gardens come with a few flowers along with fruit trees and bushes. Smaller properties come with ‘live out’ servants, while larger properties can accommodate ‘live-in’ servants. Any building with a Craft workshop (choose one type of Craft Workshop) comes with MW tools and an assistant who can make an 'Aid Another', in that craft, automatically. All in all, they are nice places to live.
Even better, because of the way they are built, one home can be upgraded to any other type of home, just by paying the extra costs. You can upgrade with extra rooms or security enhancements in the same way. The only exception is the Cave House, which can only be expanded by adding more cave houses :)
Homes with an (*) generally have business potential, and generate a small income.
NOTE1: Details of upgrades will come later, but will be based on costs on this page.
NOTE2: Don't worry about the detail of the floor plans, unless you want to. They were used to help develop the buildings - and it seemed a shame to waste them.
Small Homes
Homes in this section are generally suitable as a home for one person, with live-out servants.
Basic Homes
These homes provide basic accommodation for the residents - A single room apartment for the tree and cave houses, small rooms in the simple cottage, with very basic furnishings, and little in the way of home comforts. Although they offer privacy, they are at the standard that you would expect to find in commoner homes.
Simple Tree House - Price 500gp. A simple one-room house set fifteen feet up a tree, it is based on a Grotto There is space for one or two people to live comfortably, although it can fit ten people in an emergency. Rather than just being a small hut, it has been 'shaped' to fit the space available in the branches, although it has a door, window, and small fireplace. However, expanding is limited by the space available in the tree. It could make a good home for a hermit or anyone who wants to live alone. Adding an altar (210gp) makes it ideal for an anchorite or (perhaps) a druid who doesn't have their own grove.
Cave House - Price 500gp. A simple one-room house carved into the rock, it is based on a Grotto There is space for one or two people to live comfortably, although it can fit ten people in an emergency. Rather than just being a small cave, it has been 'shaped' to make it a convenient space, with a door, window, and small fireplace. It can be expanded building a second, adjoining, grotto. It could make a good home for a hermit or anyone who wants to live alone. Adding an altar (210gp) makes it ideal for an anchorite or (perhaps) a druid who doesn't have their own grove.
Simple Cottage - Price 710gp. A basic starter home that consists of Lodgings, Kitchen and Lavatory. You won't live in great comfort, but you will have all the basic facilities that you need. Its main advantage is that you can upgrade it to any of the buildings in this list - and claim a 710gp discount on the listed price.
Comfortable homes
These homes have average sized rooms and some home comforts. They are furnished to the standard that you would expect to find in most skilled crafters homes, but have few (if any) luxuries.
Country Cottage - Price 1370. Based on the House however, the sewer access has been swapped out for a garden. Makes a decent small home for one or two people. Living room and kitchen on the ground floor, lavatory outside in the small garden. Staircase up to the second floor, which is set into the roof (and therefore smaller) where you will find a bedroom and a reasonably sized storage area.
Priest's Cottage - Price 1450gp - Based on the Exotic Artisan , it makes a good home for anyone who wants worship their deity privately. The Altar counts as a permanent fixture dedicated to your deity for the purpose of consecrate and similar spells.
Crafter's Cottage (*) - Price 1540gp - Based on the Exotic Artisan , it makes a good home for any crafting or professional character, who wants to practice their craft, without selling to the public. It counts as masterwork artisan’s tools for one Craft or Profession skill.
Caster's Cottage (*) - Price 1560gp - Based on the Exotic Artisan . It makes a good home for anyone creating scroll and potions. It counts as masterwork artisan’s tools for any writing skill.
Medium Homes
These homes have space for live-in servants and a few house guards, and you get these for free. However, all of these 'employees' are commoner-1 NPCs and come with minimal equipment, they are capable of performing their duties at a basic level, but nothing beyond that.

Tower House - Price 1910gp. Based on a floor plan by Dyson Logos, the tower house has a common room, kitchen and store on the ground floor, lodgings for the servants on the middle floor, and a nice apartment with a bedroom, sitting room, lavatory and balcony for the PC. It comes with five servants to cook and clean for you, and a unit of five house-guards, although you will have to buy their equipment separately. It works as a stand-alone house or could be used as part of a small castle.
Monk School(*) Price 2450gp. This was designed as a home for low-level Monk character who lives in a small cell-like room. It is based on the standard School build . The monk lives in a small room, and there is space for up to eight 'followers' . Followers start as Footmen and are trained as Bodyguards The grounds are surrounded by a low wall, but you can upgrade this by adding 2x Defensive Walls for 520gp.
Military School (*) Price 2650gp. - It is based on the standard School build . Using the same basic area plan as the Monk School, this would make a home for a PC who wanted to run a small military school with up to ten recruits . The grounds are surrounded by a low wall, but you can upgrade this by adding 2x Defensive Walls for 520gp. You can also upgrade to a Military Academy for 3450gp.
Small Barracks Price 3010gp. Based on the standard Barracks, this has been cut down so that it holds ten troops instead of twenty. It makes a reasonable home for anyone who wants to start a military stronghold. The price include ten Guards , It is a suitable home for a melee based PC, and can be upgraded to a standard Barracks, which can support twenty troops, for 790gp. However, it can also be used as an Upgrade to any other development, however, if your PC does not have a Mêlée Class, you will need to hire a Lieutenant to manage it for you.
Large Homes
Homes that are suitable for an aristocrat or noble, with space for guests, apprentices and family members. These homes have space for live-in servants and a few house guards, and you get these for free. However, all of these 'employees' are commoner-1 NPCs and come with minimal equipment, they are capable of performing their duties at a basic level, but nothing beyond that.

Mansion Price 5160gp - Again, this is a fairly standard build, although the bar and one of the sitting rooms has been merged to make a Great Hall. There are is no Animal Stall, although there is a bit of extra storage. It comes with five live-in servants, and five house-guards.

Noble Villa Price 8920gp - A fairly standard build, however, the labyrinth and the garden have been merged to give a long winding walkway through the Villa's grounds. It comes with five servants, and five house-guards.
