===== Renting =====
Renting is the cheapest way to get your hands on a home or business - but you have to keep paying the rent each month, if you ever stop paying, you lose your property. The advantage is, that if you want to move to a bigger and better property, it's easy to do so. Better still, the rent is covered by your 'Cost of Living' payments. The amount of rent charged will depend on the size of the property, the size of the settlement, and the area that you rent in. Larger properties cost more, cities are more expensive than towns and some districts are in more demand than others.
You can rent land, a building, or just one room within a building.
==== Why? ====
* When you are starting a business - you earn less from the business, BUT you don't have the same sort of up front costs.
* Housing: Housing costs are the same for 'owned' and rented property (see Cost of Living) However, some types of property are never up for rent.
* Status: Renting is the lowest status, you might want to move away from it, as you progress in levels.
==== Cost of Renting ====

Base rent will be calculated by counting the number of 5' squares in the property (over all floors) and multiplying that by the rate shown on the following table. However, rents will vary slightly. If a property is in demand, or desirable for some other reason, it will be more expensive - if it is in poor repair, it might be cheaper.

===== Common Land =====
This is how country folk, woodsmen, hunters, trappers etc, survive! Once you get away from a town and its hinterland, there aren't shops for everything, trade is limited - these country folk need to source things for themselves. This helps.

This is a hybrid system, partway between renting the property and owning it. The Occupant has some rights over the land (as granted to them by their landlord) but still pays a regular rent for the right to live there. However, properties with Common Rights can be inherited by generation after generation of the same family - so long as the rent is paid. Moreover, the property can be sold, so long as the landlord is satisfied with the incoming tenant. It gives country folk, in particular, some sense of continuity and a place they can call their own.
==== Common Rights ====
* **Personal Rights** – Enjoyed by every individual in the community.
* Forage. The right to forage for food, herbs and useful materials around their home.
* Estovers. Right to take sufficient wood for the commoner's house or holding; usually limited to smaller trees, bushes (such as gorse) and fallen branches.
* **Cottage Rights** – Assigned to certain properties, and are granted to the residents of that property. They are brought and sold as part of the property. Not every property has every one of the rights listed, not in the same quantity Pasturage, Coppice, Reedbed might vary). These come with minor responsibilities to help maintain and protect the area (ie maintain paths, bridges, other common infrastructure, help chase away intruders / wild animals)
* Minor Pasture. The most widespread right. Right to pasture Goats, under the control of a goatherd. (generally, two goats)
* Piscary. Right to fish, take waterfowl and build fish traps.
* Reedage – the right to establish and maintain a bed to produce thatching and basketry reeds.
* Small Game (size tiny - rabbits, squirrels, game birds,)
* Coppice – the right to create a single coppice to produce wattle, hurdle and basketry purposes.
* Coastal – the right to establish fish traps, oyster beds and other similar constructions between the high and low water lines.
==== Manorial Rights ====
Part of the Common Land system, The Lord of the Manor is minor countryside aristocrat, who oversees small communities set within the common land. A similar role was common through Europe, and alternate tiles include: Village Squire, Laird, Seigneur, Edler, Vavasour and Nobile.
* **Manorial Rights** - These come with responsibilities to help maintain and protect the area and be responsible for a small local community. The Lord of the Manor leads the community, protects them personally, and maintains a small Retinue of armed guards for defence. (see below).
* Cottage Rights, as per tenants.
* Mast or pannage. Right to turn out pigs for a period in autumn to eat mast (beech mast, acorns and other nuts).
* Great Pasture. Right to pasture cattle, horses, sheep or other animals on the common land.
* Medium Game (size Medium - gotta be some 😊 )
* Fortification (often restricted to a wooden defensive wall)
* Settlement - the right to offer Cottager Rights to tenants. (often restricted to 2 or 3 cottages)
